Most options to stop, avoid, or prevent foreclosure involve your mortgage lender. However, there are two options that you may have that you can do by yourself. You can obtain a foreclosure loan or you can sell your house.

The bottom line is that to stop foreclosure, you must pay your mortgage lender. If you qualify, you can obtain a foreclosure loan. This is where you get a new loan and payoff your existing loan. You may be able to borrow more money than you owe. You may be able to borrow the money for a longer payment period which may reduce your monthly payments.

If you do obtain a new loan to payoff your existing loan, be sure that you understand all of the terms (interest rate, total monthly payment, length of payment period, closing costs, etc.) of the new loan. Make sure that you can make the new monthly payments and that you will not end up in a worse situation than you are in currently. Also beware that some lenders are just trying to make a loan and will actually set you up with a new loan that really doesn't help you.

Another way to payoff your mortgage lender is to sell your house. Just make sure that you sell it for an amount that will payoff your existing mortgage loan and any costs that you will incur. If not, you may have a legal problem with your prospective buyer.
