Where To Find Foreclosure HelpBy Steve M. BingmanAre you facing mortgage foreclosure? Are you looking for help to avoid foreclosure? If you are reading this, the answers are probably yes! Foreclosure help can be found in several places. The first place to look is perhaps the most surprising place. Your mortgage lender. Mortgage lenders are in the business of lending money. That is how they earn their living. They are not in the real estate business and they do not want your home. Because mortgage lenders would rather have your monthly payments, most lenders will try to work with you. So call your mortgage lender first. The second place to look for foreclosure help is to talk with a lawyer licensed in your state. Mortgage foreclosure laws vary from state to state. You need to talk with a lawyer who knows the foreclosure process in your state. He or she can tell you the process and what are your rights. Since avoiding foreclosure is not a legal specialty, you will need to talk with a lawyer familiar with bankruptcy, debt collection, and real estate. Do not be afraid to call several lawyers. Some will be more helpful than others. Tell them on the phone that you are facing mortgage foreclosure and that you want to find out what are your options. Ask the lawyers what they charge for consultations. A third place to look for foreclosure help is the internet. I list this third because some of what you find on the internet is questionable. You need to be careful of what you read and with whom you deal. One site that I looked at gave incorrect information on my state's foreclosure laws and anyone who relied on it would have been mislead. Other sites that I have looked at want people's information before they will tell people what the site can do to help avoid foreclosure. It seems to me that if a website will not tell you up front what they will do to help you, the website is probably hiding something and should be avoided. Please don't get me wrong, there are good helpful websites, but you need to be careful. A final note on where to find foreclosure help is for you to realize that there is only one way to avoid or stop foreclosure. You have to pay your mortgage lender. You may have options on how to pay, but you must pay. Stay away from anyone who claims that they can stop or avoid foreclosure without your paying your mortgage lender.
