Avoiding Mortgage Foreclosure - Be Careful

A record number of people are concerned with avoiding mortgage foreclosure and are looking either locally or on the internet for help. If you are one of these people, you need to be careful of who you are dealing with to stop or avoid foreclosure.

There are a number of self appointed "foreclosure specialist". I say self appointed because I do not know of any government or private organization that certifies anyone as a "foreclosure specialist". They may claim to be experts, but who knows.

Before you sign up with any individual or company that claims that they are good at avoiding mortgage foreclosure, find out exactly what they propose to do for you and what they will charge you. Most people or companies will do one of the following 4 things.

1. Some of these people and companies will simply talk with your mortgage lender and charge you a fee. You can do the same thing, but save the money and apply it to your mortgage payment. Most mortgage lenders will work with you because they want their loan paid and really do not want your home.

In fact, when you realize that you are having a problem with paying your monthly mortgage payment, you should call or write your lender and let them know of your problems. Your lender may work with you so that you can keep your house.

2. Some people or companies will try to line you up with a new house loan. Often the new house loan is a high interest loan. It may allow you to get by the immediate foreclosure problem. But, because of the high interest, it could be harmful to you and actually put you in a worse spot that your are now.

3. Other people and companies may offer to buy your house. But they may be trying to "steal" your house by buying it for much less than its market value. You need to make sure that, if you sell your house, the sell will stop foreclosure completely and not expose you to more financial liability.

4. Finally, be very skeptical of people or companies that claim that they can stop house foreclosure fast or that they prevent foreclosure easily, but will not tell you exactly what they can and will do for you. With the record number of foreclosures, there are a lot scams dealing with avoiding mortgage foreclosure. Remember the old saying: "if it appears to good to be true, it probably isn't true".

It is a stressful time when you are facing foreclosure and looking for way of avoiding mortgage foreclosure. But you need to be careful. There are people and companies who will take advantage of you and your situation.
